Nelsons Tees Off Fourth Partnership With Midlands Crazy Golf Venue

The fourth venue in a growing chain of adults-only crazy golf venues has opened in Derby, supported by our expert Commercial Property team.

Gloryholes – an 18+ indoor golf venue – first turned heads in Nottingham in 2021 with its risqué concept and wild interiors. Its success led to the opening of a Sheffield venue later the same year and then another in Lincoln in 2022 – a deal also completed by our commercial property solicitors.

Gloryholes GolfSet up by business Partners, Dan Brown, Drew Hewitt and Dave Hood of Curious Venues, the team has now unveiled its latest venture in Derby city centre, which opened on Thursday 30 March. The 10,000 sq ft site is split over two floors and brings a unique, adult mini golfing experience to the area.

Partner and Solicitor, Paul Hinchliffe, who heads up our team in Derby, has been working with Gloryholes co-owner, Dan, for the past 18 months to support the business’ growth.

The location was identified by Oliver Marshall at FHP, who negotiated the terms and got the deal off the ground. From there, we were instructed to work on the agreements of the lease, including the change of use for the building from retail to hospitality.

The venue team also needed to obtain alcohol and late-night licenses from the local authority by presenting the idea for the venue – only with this in place could the transaction be completed.

Paul said:

“It’s always interesting to work with unique businesses such as Gloryholes. This new venue will provide a great boost to the city scene and we’ve seen this concept has really taken off, particularly in locations with large student populations.

“Having worked with Dan for a while now, we’ve built a good working relationship. It has also been helpful to learn the business’ processes as projects have overlapped and each site has had a different set of parameters. There’s always something happening and it’s great for our team to work on different projects such as this.

“From a business perspective, I enjoy supporting the expansion and successful openings of new and promising venues and I look forward to continuing to work with Dan on future projects.”

Dan Brown, co-owner of Gloryholes, said:

“Having Paul on board with us is always a positive experience – we work well together, and he has taken the time to really understand our brand and what we’re all about.

“Having legal experts that know the region and the market is also a plus, as we look for future opportunities and keep growing the business. I am always pleased with the outcome and the support Nelsons provides.”
